Advancing the building industry with modular precision

Prefabrication and Modular Construction

Prefabrication and modular construction have advanced the building industry and put productivity and safety at the forefront. We have an experienced team who are available to show you what’s possible, and have your mechanical systems performing to their full potential.

We are not only leading the way when it comes to prefabrication and modular construction technology but are highly proficient in its use and consistently apply this construction method to our HVAC mechanical services project work. This work can also significantly reduce our clients’ overall project costs.

For decades, the industry has relied on construction work occurring solely on-site. Today, projects are increasingly being built off-site in controlled workshop environments before being transported to location for final preparations and installation providing numerous benefits to the client and their project.

Utilising specialised tools and technology, and through better project planning, our team help our clients achieve superior and safer project delivery.

Increased speed of onsite construction, reduced construction error, decreased construction downtime and improved safety onsite are some of the more visible benefits to our clients. With improved quality control, increased productivity, efficient use of resources and reduced environmental impact, our technology will take your building to the next level.

We can deliver a range of HVAC equipment using this construction method, from start to finish, including:

Our Prefabrication and Modular Construction Capabilities

As a leading provider of HVAC design, construction and maintenance services, our team of highly skilled specialists understand the built environment and have extensive experience across various building types and industry sectors.

Through our specialist knowledge, we provide accurate and unbiased advice, and take the time to listen and consider the right design solution to meet your specific needs. Our team will review all aspects of your project early on in the process so that we are able to proactively identify issues, solve problems, and highlight and eliminate unwanted costs. From system design recommendations and alternative equipment selections, to balancing construction costs with long-term operating costs, we aim to satisfy your requirements without compromising on quality, function, or performance.

It’s safe to say, we know our way around good design and we understand the value of getting it the right first time. Our team don’t take it lightly that you’ve invested a lot of time and money into your mechanical system, and you want that value to last. We’ll make sure we understand your requirements and design a HVAC mechanical system that ensures a cost-effective balance of space, efficiency, performance and durability.

Building Information Modelling (BIM) is a highly effective tool in the design, construction and operation of a building and it’s a tool we’ve mastered. BIM enables real-time improvements in programming, productivity, site safety and fabrication strategies.

BIM is much more than a 3D model and due to geometry and stored data, the BIM software is able to update the model to reflect any changes that are made. This allows for a more collaborative and consistent process for all parties involved.

Our team of in-house BIM experts will show you how prefabrication and modular construction can be utilised on your next project. From designing into the building to optimising module sizes for your specific mechanical systems or managing the unique design constraints of your project, our experienced and knowledgeable team can show you what is possible.

We only employ the best in the business which means our team brings years of experience to every job and a firm commitment to getting things done. We can manage all aspects of the prefabrication and modular construction process in-house, from design and assembly to transport and installation, and will work hard to deliver your project to the highest standard.

The demand for environmentally friendly buildings that incorporate energy efficiency and sustainability solutions (or Ecologically Sustainable Development – ESD) is on the rise. Design choices, materials, equipment selection, and use of the natural environment are important considerations in the design of your HVAC system, and we will work with you to meet your energy efficiency and sustainability goals.

By engaging a prefabrication construction process, you are building in a more sustainable way, cutting project reworks, construction waste, and lessening the use of heavy machinery onsite minimising your carbon footprint, as well as a reduction in water usage.

We directly employ and train specialist tradespeople needed for all stages of construction, guaranteeing your project is delivered by the best of the best.

This ensures we are well prepared for your project, capable of adapting, and, if needed, can find solutions to construction issues as we maintain control of the job.

Each of our office locations have a dedicated workshop facility to support all our prefabrication, modular construction and preassembly work, with the largest being our purpose-built 3,600 sqm workshop facility located in Queanbeyan, New South Wales.

Our expert team is more than capable of meeting the demands of all sizes of projects – from small technical jobs to large scale new construction projects.

With over 35 years in business, we have the skill and understanding to manage all aspects of the prefabrication and modular construction process. From purchasing and production, to crane lifts, deliveries and transport, we know what is required to ensure a smooth process and have the team on hand to get it done.

Prefab experience

Awarded the mechanical services contract for the project by Construction Control, Benmax completed work on the 3,100 sqm purpose-built Canberra Grammar School (CGS) Music Centre and Auditorium.

The use of modular construction and prefabrication enabled us to meet the strict architectural brief, manage site restrictions, reduce the size of the primary plant room, meet the tight delivery time frame, while ensuring the highest standards in quality control and on-site safety for our people.

Officially opened in September 2017, the Christchurch Justice and Emergency Services Precinct is the largest combined justice and emergency services facility in Australasia. The 42,000 sqm purpose-built facility is made up of three separate buildings, each five levels, and is designed to Importance Level 4 standard.

Awarded the mechanical services design and construct contract by Fletcher Construction, the experience of the Benmax team proved crucial in delivering the design requirements of the facility and the use of BIM technology, modular construction and prefabrication.

In partnership with Construction Control, Benmax  delivered the mechanical services for the ANU Research School of Social Sciences. The 12,000 sqm seven-storey facility adapts to future workplace, teaching and learning advancements while providing the collaborative and multidisciplinary research and education environments expected today.

The large-scale use of prefabricated and preassembled equipment during the build supported improved delivery time frames, a higher level of productivity, and enhanced on-site safety. This method proved particularly important when the project was impacted by a major hailstorm event, just prior to completion, with the building sustaining significant damage and requiring large scale repair work, including the roof top plant room.
