Working in partnership with builders MPG Constructions Canberra, Benmax was awarded the mechanical services contract for the comprehensive fit-out of 5 Chan Street, Belconnen ACT, in early 2019.
The 17,312 sqm A Grade commercial building houses a long-term Australian Government tenant and the successful completion of works within the tight construction program was critical to the success of the project.
Throughout the large-scale demolition, refurbishment and integrated fit-out for the seven-story building, additional works were added to the schedule to accommodate base building changes and to resolve historic noise and draught problems associated with the perimeter zone infusers. The supplementary works saw an increase in workload of approximately 30% despite the original construction timeline remaining unchanged.
Through our in-house design and commissioning teams, Benmax was able to undertake a timely assessment of the building and identify the issues of the original HVAC installation.
The team then presented to the client options on the best ways to resolve matters considering their needs and that of the end users. Working collaboratively, the project team successfully delivered the original scope of works, plus additions, within the initial timeline
Mechanical HVAC systems delivered on the project
Benmax successfully delivered the full suite of required mechanical services for the building, including the supply and install of:
- 30+ CHW/HHW fan coil units, HHW coils and fans
- 13 x water cooled packaged units
- 4 x pumps
- 2 x heat exchangers
- 626 x high induction linear diffusers
Removal and replacement of existing infusers and flexible ductwork was also undertaken as part of the works.
