Project Details
Constructed in the mid-1960s, Anzac Park West is a heritage listed site as it serves as a portal building for the vista it provides along the land axis between Parliament House and the Australian War Memorial.
Benmax was awarded the mechanical services contract on the refurbishment project to bring the “mothballed” building, vacant since 1999, up to A grade commercial accommodation standard. The Ecologically Sustainable Development (ESD) was a benchmark project for the client. Many ESD initiatives were incorporated into the project to achieve a 4.5 ABGR and a 5 Star Green Star rating for the building.
A 5,000 sqm nett lettable area (NLA) extension was added to the existing 10,000 sqm NLA building with new building services provided. The mechanical services included an enhanced variable air volume system, using low temperature supply air with swirl diffusers, to allow high turn down ratios so fan power was reduced. Other features included vertical zoning with only limited reheat.
